Regulations
for Orchard Way
Welcome to Orchard Way! We hope your stay
in this park will be a pleasant experience. We have formulated these
rules and guidelines in the interest of preserving uniformity and
quality of standards, convenience and enjoyment of all persons interested
in living here. Your cooperation with the management in the enforcement
of these guidelines will help assure a comfortable living environment
for all Residents.
A Deposit equivalent to one month's lot
rent, an approved Application and a signed Lease Agreement are required
in order to secure a lot. All residents must be registered in the
office prior to occupancy within the Park. Each person living in
the mobile home must be registered in the Park office.
All mobile homes must be placed on the lot
or removed from the Park under the Management's supervision. All
mobile home accessory structures and buildings, decks, etc. must
be approved before placement. Mobile homes must be underpinned with
vinyl skirting within 30 days of entry into the Park. You need to
check with the Park management before doing any digging. All plantings
become the property of the Park. Patio furniture and barbeque equipment
are the only items permitted outside of the mobile home.
Lots will be maintained by each resident
in a clean, well-kept, and attractive fashion. If Park personnel
have to work on a neglected lot, there will be a charge of $30.00
to $75.00 depending on the amount of work that has to be done. If
park personnel have to mow or otherwise clean up your lot, we will
not be responsible for any damage that may occur to mobile homes
or vehicles during the mowing. The Park is not responsible for any
damage which may occur during lawn work done by you or by someone
you hire to do this work. We feel that you should know when your
lot needs mowing or cleaning up. If you have problems with lot maintenance,
call the office and we will try to help you. It is not possible
for us to give advanced warning notice before we tend your lot.
The owner of the Park and its employees
shall not be responsible for damage, injury, or loss by accident,
theft, fire or Acts of God, to either persons or property of any
resident or guest.
No residents or their guests will be allowed to engage in any conduct
within a mobile home, on a lot or anywhere in the Park that may
be reasonably determined to constitute a substantial annoyance to
other residents. We will expect any activities of this nature to
stop immediately upon notification from Management.
Loud and boisterous noise which is objectionable
to the general population will not be tolerated. Public drunkenness
or immoral conduct can result in eviction from the Park. Good judgment
and thoughtfulness for others should be used in the playing of musical
instruments, stereos, radios, TV, etc. The operation of such equipment
is permitted provided that the noise level is adjusted so as not
to disturb other residents.
No firearms, bows, arrows, air rifles or
other weapons shall be discharged or displayed in the Park.
Spray painting in the Park is not allowed
No burning is allowed.
PETS ARE ALLOWED ONLY IF PROPER REGISTRATION
FORMS ARE ON FILE.
No peddling, soliciting or commercial enterprise
is allowed within the Park without written permission from the Management.
No clothes lines or outside drying of clothes
is allowed.
Parking on the lots is not allowed.
Put at least 3" size lot numbers on
your mobile home where they can be seen from the road. This will
help facilitate package delivery and the 911 services if they are
called.
The lots are to be used for residential
purposes in a manner that does not disturb the peaceful enjoyment
of any part of the premises of this Park by any resident. Management
may require a resident to vacate the premises if they become a nuisance,
conduct themselves improperly, fail to pay rent on a timely basis,
or continually violate any Park rules. The Management reserves the
right to refuse admittance and accommodations to anyone for reasonable
cause. Residents are responsible for their children and guests and
will be charged for any damages caused by their actions.
Water lines shall only be of material recommended
for use as mobile home water line. Garden hose is unacceptable,
as it will not take the pressure. Recommended foam type insulation
is required as a minimum and there is a heat tape available. It
is required that you put a check valve on your water line, in case,
for maintenance reasons, the water has to be turned off; this valve
helps to prevent the loss of your water heater element. The Park
is not responsible for replacing the elements.
Sewage Line connections shall be odor and
leak proof and installed to eliminate sagging. All sewer pipes need
to be 3 inch semi-rigid plastic, minimum 3/32 inch thick. Fittings
must be 1/4 inch thick of the same material. Metal or flexible sewer
drains are not acceptable. Orchard Way is not responsible for damage
or stoppage of the sewage line before it reaches the main line or
in the main line when damage or stoppage is due to flushing of articles
such as paper towels, tampons, sanitary napkins, etc. If you have
stoppage in your lines, contact the Park office for referral to
the line cleaning service to use. Access to sewage lines cannot
be blocked by decks, steps, etc.
Electricity is available at each lot with
110 and 220 volt service. A licensed electrician is required to
perform any electrical work at your lot or in your mobile home.
All homes must meet the Lee County specifications as regards electrical
hook-up.
Tie Downs are required by law. Placement
of tie downs must be cleared through the office to prevent any damage.
If damage is done to improperly placed tie downs, you will be responsible
for making immediate repairs.
Fence Locations must be approved by Management.
All fences must be professional installed chain link and if necessary,
will be removed for maintenance or repair of utilities or moving
of mobile homes. It is the responsibility of the homeowner to rebuild
the fence. Any structure, including fencing that is set in concrete
or on a poured concrete slab becomes the property of the park.
Speed Limit in this park is 15mph. All local
traffic laws and traffic signs must be obeyed. Your safety and that
of others, especially children, demands that traffic laws and rules
be adhered to. Continual disregard of the law will result in eviction
from the Park.
For their safety, children shall not be
allowed free access to the Park. Play should be confined to recreational
areas with parental supervision or in their own yard.
Any damage to a lot or street will be repaired
at the resident's expense.
Swimming Pool hours are from 10am until
dark, weather permitting. No glass containers or alcoholic beverages
are allowed. Garbage containers are available for trash. Obscene
language, screaming, yelling or excessive loud music will not be
tolerated. Children under 17 years of age must be accompanied by
an adult parent or legal guardian. No running, horseplay, or pets
allowed in pool area and there is ABSOLUTELY NO DIVING ALLOWED AT
ALL! PERSONS WHO DIVE IN THE POOL WILL BE ASKED TO LEAVE AND MAY
LOSE ALL POOL PRIVILEDGES. There is no lifeguard on duty - swim
at your own risk. Residents are required to have an ID before using
the pool and must obtain a pass for any guest. Please check with
the office to secure these.
Pets will be allowed only with permission
in writing from the Management and proper registration. There is
a form in the office to take care of these requirements. Cats must
be registered with the office. Cats tend to walk on cars, go to
neighboring lots, and even get under mobile homes. For this reason,
we ask that you contain your cat to your lot. Also, we must have
proof of current rabies vaccinations. DOGS ARE NOT ALLOWED TO RUN
FREE IN THE PARK. They must be inside a fence or you must be with
it. If your dog is seen running free in the park, you will be given
a warning. The next time this happens, you may have to remove the
dog from the park. This also applies to excessive barking which
is disturbing neighbors or an unpleasant odor because you are not
keeping your yard clean. If Park personnel picks up your dog because
it is running free, there will be a $25.00 pick up fee paid before
you get the dog back. We will not allow residents to keep, board,
or otherwise hold the animals of others, either temporarily or permanently.
Rent is due on the 1st day of each month
and delinquent after the 5th. There will be a late charge of $15.00
after the 5th. There is a $25.00 service charge on any check returned
by the bank. When a check is returned for insufficient funds, this
causes rent to be late and the late charge will also apply.
Owners will be responsible for making sure
their roommates and/or guests are fully aware of the Park rules.
Mobile homes that have not sold within 6
months of going on the market may have to be moved out of the park.
MOBILE HOMES CANNOT BE LEFT IN THE PARK
TO BE USED AS RENTAL PROPERTY WITHOUT PERMISSION FROM MANAGEMENT.
ALL PERSONS AND MOBILE HOMES ENTERING THE PARK MUST HAVE PRIOR APPROVAL
THROUGH THE PARK OFFICE.
